Las Americas is a vertical housing prototype designed to counter the unchecked urban sprawl of León, Mexico, offering a compact, dignified alternative to the isolated single-family homes that dominate the region’s low-income developments. Created in collaboration with Imuvi Development and the City of León, the project serves as a model for affordable urban density and community regeneration.
Comprising 60 condominium units, the building maximizes its urban footprint with a double courtyard scheme, ensuring cross ventilation and natural light to all units. A single-loaded corridor layout preserves privacy and orientation, with no units directly facing one another. At the base, a commercial plinth and parking level activate the street edge and integrate the building with the urban fabric.
The façade, composed of custom concrete blocks, offers privacy, shading, and a distinct architectural identity. Designed with shared utility cores and prefabricated components, the project balances cost-efficiency with spatial and material quality, reframing vertical living as both practical and aspirational.
